Zoning and Subdivision
The Current Planning Division is divided into the Zoning Section and the Subdivision Section.
The Zoning Section enforces the County's Zoning Ordinance
by processing and
analyzing petitions for changes in zoning, special procedures, and variances
to the zoning regulations. The Zoning Section also researches and proposes
ordinance amendments to ensure that the Zoning Ordinance is effective in
regulating land use. Additionally, the Zoning Section, conducts and coordinates
plan reviews of commercial, industrial, and residential development in
unincorporated St. Louis County by the St. Louis County Planning Commission. For more information on zoning changes,

The Subdivision Section oversees the division of land for unincorporated St. Louis County. In addition, the Subdivision Section is responsible for the calculation, collection, monitoring, and management of escrow accounts for public improvements in subdivisions.
